Deadlines Approaching

August has deadlines for three key BOMA programs:

August 1 is the deadline for applications and all supporting materials to be submitted for the entries in The Outstanding Buildings of the Year (TOBY) and Earth Awards program.  These awards recognize excellence in building management and sustainability.

Definitely not "beauty" awards, the TOBYs are all about how a property management team (including your vendors!) handles the day-to-day, and the nasty surprises that come with the PM job.   Earth Awards similarly look at how property managers incorporate green practices with the resources they have available to them.

The Emerging Leaders Committee has opened applications for the 2014 Emerging Leaders Dues Award Grant. The new award offers a one year membership for a qualified existing or potential Principal member of BOMA Silicon Valley. To qualify the candidate must have less than 7 years' experience in commercial real estate Property Ownership, Management, Leasing or Building Engineering.

Additional requirements are detailed in the EL Dues Award Application.

Applications and all documentation must be submitted to BOMA no later than August 1, 2014.  The awards will be announced at the Celebration of Commercial Real Estate event on October 8.
The Sherie Dunn scholarship was established in loving memory of our founding president. Two scholarships, for one class each, will be awarded annually to deserving individuals desirous of attaining a BOMI designation certificate.  Designations are available for Real Property Administrator (RPA), Facilities Management Administrator (FMA) or Systems Maintenance Administrator or Technician (SMA/SMT). Applications must be submitted by August 15, 2014.

BOMA 2014 Every Building Conference & Expo

This year's Annual BOMA Conference was held in Orlando, Florida at the Gaylord Palms Convention Center.  What a great venue for such an event!  But stay out of the artificial lagoons that make up part of the landscape; the alligators are real!

This year's conference was attended by over 3,000 property and building managers, owners and investors, facility managers, and industry suppliers, including attendees from 28 countries in which BOMA International is formally affiliated.

I flew in Friday night (red eye) so that I could attend the BOMA 360 Committee meeting on Saturday.  BOMA 360, just over four years old, has already certified over 750 buildings.  Over 40 properties were recognized for achieving BOMA 360 certification in the last quarter.  New buildings certified include submittals from Japan and from Canada.   Independent studies have shown that buildings that achieve the BOMA 360 certification have higher operations efficiency, tenant retention, and rental rates

Sunday, I attended the BOMA Board of Governors meeting as BOMA Silicon Valley's delegate.

  • Three real estate associations, the Asociacion de Propretarios de Inmuebles de Panama, The Greek Green Building Council, and The Russian Guild of Property Managers and Developers, formally affiliated themselves with BOMA during the International Board of Governors.
  • Financial report showed gross revenues as of the end of May of $7.143M against expenses of $4,059M, netting $3.083M from operations, an increase of approximately $572k from one year ago.
  • As of the end of May, BOMA's projected .75% membership growth rate was exceeded.  Membership now totals 14,457.

Carr Properties vice chair of operations Rich Greninger, BOMA International's chairman and chief elected officer, gave us an overview of what to expect at the conference this year. Since more BOMA members are adding industrial properties to their portfolios, the organization has added industrial tracks to address the challenges and opportunities for industrial properties.  Densification of office space and how it affects the industry was another topic discussed. Part of BOMA's new strategic plan is to expand its global presence, which is already apparent in the number of international attendees this years: almost 100 affiliates from 28 countries, with the newest coming from Greece, Panama, and Russia.

An important part of the Conference is participating in the wide variety of Educational Sessions.

Here's a sample of those I attended in the Sustainability track:

  • Rubbermaid Commercial Products Focus Group on solid waste management programs.  20 participants shared experiences.  A lot of property managers have some great programs in place and are truly pushing the envelope in setting new highs for percentage of solid waste being diverted from landfill.  Some of our own members here in BOMA Silicon Valley are leading the way!
  • Can Green Leasing Go Mainstream? Dave Pogue, CBRE Senior Vice President for Sustainability and BOMA Silicon Valley member, co-presented this session. The short answer to the question, "Yes, it can and is doing so!"
  • Eight New Ways to Reduce Waste at Your Property.  They are:  1)Compost, 2) Perform a waste audit, 3) Reduce packaging, 4) Eliminate bottled water, 5) Explore food waste partnerships (pig farmers, for example), 6) Help tenants/employees go paperless, 7) Measure it and track it, and 8) Collect e-Waste every day.

Great Trade Show!  The Every Building Expo had almost 300 exhibitors showing their products!

We met with BOMA staff members and Brenna Walraven, USAA Properties President, past-president of BOMA International, and former chairman of BOMA Energy Efficiency Program (BEEP).  She shared with me that BOMA will soon be developing a new update of the BEEP program. 

87 regional winning buildings from nine different regions, including China, competed for the TOBY Awards and 14 buildings were awarded the International TOBY at the Awards Banquet Tuesday night.  This black tie affair is always the high point of the annual BOMA Conference.  This year was no exception.

Along with all of the rest, there was a great opening cocktail party, several vendor-sponsored cocktail parties and a couple of great dinners!  All-in-all, a truly great event!
