President's Message

Happy New Year, and welcome to 2016.
This is already shaping up to be an eventful year full of excitement and big changes.  I am thrilled to be serving as BOMA SV's president this year to help fulfill our mission to represent and promote the interests of the Silicon Valley commercial real estate industry.

BOMA Silicon Valley's first quarterly luncheon of the year will be held on January 21st at the Hyatt Santa Clara, just a stone's throw from Levi's Stadium.  Joe Lewis, President of Orchard Commercial, has enlisted an incredible panel of Rising Stars to share their views of the Silicon Valley Market.  Be sure to register for this event in advance because walk-ins cannot be accommodated.

Silicon Valley is looking forward to hosting Super Bowl 50 at Levi's Stadium in Santa Clara.  Hotels are preparing thousands of rooms to accommodate attendees, and traffic and parking will surely create challenges during the first week of February from the South Bay up to San Francisco.  Opening Night ceremonies at SAP Center on February 1st will bring thousands of fans to downtown San Jose!  BOMA SV has assembled handy information on road closures and public transportation.  Click here to access this information under the Emergency Preparedness Committee web page.

We are poised to elect a new leader in the 2016 presidential election later this year.  Our BOMA International Conference will be held in Washington, DC this year February 1st-3rd, just steps from the U.S. Capitol and other historic DC landmarks.  David Wasserman, House editor for the Cook Political Report, will be delivering our keynote presentation exploring the factors that will shape the road to the White House.  I urge you not to miss this incredible opportunity as we communicate real estate's message in a unified fashion to Congress by speaking directly to our elected officials.  Click here for more information and registration.

Super Bowl 50 Poses Some CRE Challenges

Road closures and security are just two of the impacts Bay Area property managers will have to manage with the upcoming Super Bowl activities.  Properties from San Francisco to San Jose are gearing up for the challenges the week long schedule of events will have on our businesses.

BOMA has partnered with the California Resiliency Alliance to provide private sector commercial real estate with aids to manage the impact of the Super Bowl event.

BOMA Legislative Wins in 2015 and Challenges for 2016

BOMA International's lobbying efforts have resulted in a series of historic advocacy victories for the commercial real estate industry with the passage of the Protecting Americans from Tax Hikes (PATH) Act of 2015 by the U.S. Congress.  Included in the PATH Act are a permanent extension of the 15-year depreciation on qualified leasehold improvements, BOMA's top tax priority; fixes to the Foreign Investment in Real Property Tax Act (FIRPTA); and a straight two-year extension of the energy efficiency deduction for commercial buildings.  (For more details on the PATH Act impact to your properties, click here.)

But the challenges at the National level will continue during the election year.  BOMA's three advocacy priorities for 2016 include ADA legislation curbing the practice of "drive by" law suits (H.R. 3765), reducing the timeline for depreciating Fire Sprinkler retrofits to 15 years (S. 2068/H.R. 3591), and incentives for Energy Efficient Commercial Buildings, commonly referred to as 179D deductions.

BOMA SV President Rebecca Barnes, Cushman & Wakefield; Government Affairs Chair Sarahann Shapiro, Pahl & McCay; and BAE Sharon Fredlund will join other California BOMA volunteers in meeting with Senate and House representatives on these issues during the National Issues Conference in Washington, D.C., January 31-February 3.
