President's Message

Gizelle LambHAPPY NEW YEAR, and welcome to the Year of the Horse!  What an appropriate animal for the New Year!   I don't know about you, but it felt like 2013 came to a screeching halt before the holidays and afterward, it seems we had to have our riding crop, (for those who have ridden horses, you know what I mean!) ready when the new year started, since we had to hit the ground running!  Normally, the Holidays see us winding down the year and taking a break and then starting the new year a little slow but I don't feel like that happened.  According to the local media and real estate professionals, 2014 looks like it will be an even stronger year than 2013!  It is exciting to learn about all the new developments that have been approved, new buildings that are being built, a new stadium in our own backyard, new companies that have cropped up, and new opportunities for companies and professionals in Commercial Real Estate! 

I am very excited to be President of BOMA Silicon Valley during this year of exciting activity!  As Leslie Fisk mentioned in her farewell letter, we were not able to accomplish everything we wanted in 2013, so my goals are to complete some of those goals and achieve a few more. You can also look forward to some enhancements to your membership experience.  We will be enhancing the website by integrating our administrative services with a new software program specific to our organization; we hope to add more membership volunteer opportunities to enhance our current member's experience and attract new principal members; and we will be working on our Strategic Long Range Plan by asking the members for their input as to what you would like your organization to be.

This year will be a big year for Advocacy as well. It is a local election year which means BOMA California will be working on many local issues that can affect Commercial Real Estate.  In that regard, Sharon and I will be attending the BOMA International Winter Business Meeting in Washington D.C. on February 2nd –6th.  We will be meeting with Senators Feinstein and Boxer along with other federal legislators.  I just hope it is not too cold!

Anna Mcquillan Rose (Vice President/President-Elect) and I plan on attending several luncheons at our neighboring BOMAs this year to see how they do things and get some ideas on improving our events.  The Presidents of all the local real estate organizations plan on meeting to get to know each other better and look for ways we can integrate our organizations to bring you new and exciting programs on a collaborative level.  A new event planned this year is the President's mixer in July! I wouldn't be me if I didn't have a wine tasting event just for fun! 

As you can see, it is going to be a busy year.  I look forward to seeing all our members as well as future members at the upcoming events. Please check the website where you will find the 2014 Calendar which already has all the dates for these events, and don't forget to renew your membership by January 31st so you don't miss out on all the fun!  P.S. Thank you to all of you who supported our Share Your Holiday luncheon. We couldn't do it without you!

CRE Market Update at January Luncheon

Joe Lewis, President of Orchard Commercial, moderated an elite brokerage panel at the January 16 monthly luncheon. Jeff Cushman, Executive Managing Director, Managing Broker - Silicon Valley & Peninsula at Cushman & Wakefield of CA, Inc.; Mark Schmidt, Managing Director at CBRE Brokerage Services; John Yandle, Senior Vice President and Managing Director, Santa Clara Office of Cornish & Carey Commercial, Newmark Knight Frank; and Andre' Walewski, Chairman of Colliers International joined Joe on stage for a very informative Q&A.

All four presenters stressed their upbeat forecasts for the next 2-3 years.  They noted the push south for larger tenants looking for new space and secondary campuses because of changing employee demographics ("older" 30 somethings with young families) and transportation concerns of commuting employees.

Their biggest concern was transportation, the need for more accessability to South Bay projects by public transportation.

Advice for property managers from these brokerage leaders included:
Communication…keeping all members of the leasing team informed of positive and negative issues in the buildings.  Knowledge…brokers expect that the PM will be the most knowledgeable person about their building.  While they understand the challenges of large, multi-building portfolios, they mentioned how often they are "surprised" by PMs lack of knowledge about the basic systems within their properties.  This can lead to nasty surprises in prospective tenant meetings.  Spend wisely…The market will continue to be very competitive.  The older the space, the greater the need to make improvements.
