President's Message

April was an exciting month for BOMA SV!  On April 12th we had another successful Associates Night!  Great turnout, successful networking and wonderful prizes.  Then on April 26th we had our annual Roof Walk Seminar that again was well attended.  Always great to get our up and coming leadership to learn more about operations at a property.

Be sure to RSVP to the May lunch!  The quarterly lunches are included in your 2018 dues and if you cannot make it, you can gift your lunch to a property management colleague.  Just let the BOMA office know who you are gifting it to! 

Have you purchased your foursome for the 2018 BOMA SV golf tournament yet?  If not, please do so today as spots are filling up!  This June 7 event has a little something for everyone.  Networking, raffles, food and beverage…..and GOLF!  Hope to see you at this great event.

Have you signed up for BOMA International Conference in San Antonio in June?  We will have a strong BOMA SV representation at the conference and we would like for you to join us.  All four members of our BOMA SV Board Executive Committee are attending.  The conference is June 23 – June 26 in San Antonio, Texas.  Registration is open and there are numerous educational tracks offered.  Hope to see you there.

Mandatory Benchmarking Deadline is June 1

BOMA Members: one last reminder that the first deadline for the state mandatory energy benchmarking of all buildings 50,000 square feet or more is on June 1, 2018.  It is mandated to submit an ENERGY STAR® Benchmark report for the 2017 calendar year. Thereafter, annual benchmarks are due every June 1st. 

AB 802 requires annual energy consumption reports from each building.  Building owners must authorize their utility provider to record and upload their building’s energy data to EPA’s Portfolio Manager, a reporting tool that allows building owners to compare their building’s energy efficiency with similar buildings

BOMA Education: Building Your Career

Five BOMA Committees work throughout the year to present programs, workshops, and classes that are specifically targeted to building knowledge and skills in commercial real estate.  The old adage “Knowledge is power.” is certainly applicable to using BOMA education offerings to take your career to the next level in our industry.

The BOMA Education Committee has the primary mandate to provide workshops and classes for our membership.  Here’s just a sampling:

Roof Walk 
J&J Air Conditioning and DAVCO have just completed their 30th annual Roof Walk seminar for BOMA.  Over 50 attendees spent an intensive morning learning the ins and outs of HVAC and roofing systems, including a trip to the roof.

Real Property Administrator (RPA) Classes
Gaining the RPA designation is a proven career builder.  Law & Risk Management will be offered in an accelerated class format:  3 full days, August 1, 2 & 3.  To be taught by experienced attorney and instructor Sarahann Shapiro of Pahl & McCay, the class is a must for property managers in today’s industry.

In this current political climate, ethics is a word heard on every channel; but Ethics is Good Business, too.  Our November 2 RPA one day short course will walk managers through a variety of tenant, vendor and staff situations.

BOMA Members:  Don't forget about your $250 RPA “scholarship”.  As a benefit of your 2018 membership, all BOMA SV members are eligible for a $250 discount on any 2018 RPA or FMA class.  Contact the BOMA office for more details!

August 17 the Education Committee will offer a Blueprint Reading Workshop.  Great as a refresher class for more experienced managers, the workshop is perfect as an intro for APMs and less experienced professionals.

Education Committee doesn’t have a monopoly on great information.  Here’s what’s coming up from our other Committees focused on professional development:

How to Develop a Green Purchasing Policy  is coming up on July 20.  JLL General Manager Randy Shuayto will join Cass Contreras, SupplyWorks and Loren McIrvin, Allied Landscape to provide all the pieces and the advantages of creating this policy for your buildings.  The Energy & Sustainable Management Committee is also working with the City of San Jose on additional resources and a joint workshop on Green Leasing for later this year.

Earthquake Preparedness will be the focus for the October workshop presented by the Emergency Preparedness Committee.  Watch for more details!

And a special thanks to our Emerging Leaders Committee who kicked off our education offerings this year with a highly successful Budgeting Essentials Workshop in March.

Quarterly Luncheon Programs
Our Programs Committee has three remaining programs of interest to CRE professionals:
This month the topic is TIs, Tenants and Title 24, covering those ever-changing regulations.
Sarahann Shapiro of Pahl & McCay will discuss the accommodations property owners have to allow tenants to make to accommodate disabled patrons and employees at our September 20 quarterly luncheon.  Matthew Hargrove, BOMA Cal’s advocate in Sacramento will be here on November 15 to discuss the mid-term election results and potential California CRE-impacting legislation we are tracking.
